Springtime is an enchanting time of year in Collierville. It is exciting to see the plants and trees come to life again in the beautifully landscaped parks and yards of the Town and the longer days and milder temperatures are always a welcome change. The beauty of spring often inspires residents to beautify their own homes through renovations and repairs while the pleasant weather makes starting a new project more favorable than in harsher seasons.
While it is commonly known that safety comes first during home construction projects it is less commonly known that a permit may be required to even start that new project. The Town of Collierville Building and Codes Division issues the permits to ensure a safe and clean environment for everyone in the community. Getting a permit at the beginning of a project can save homeowners a considerable amount of time, money, and worry.
A permit acquired from the Building and Codes Division is required for many types of home improvements, including (but not limited to) new swimming pools, fences, curb cuts, windows (unless sash only), accessory structures (sheds, detached garages etc.), and mechanical change outs such as HVAC and water heaters. A permit is not necessary for normal maintenance and repairs on existing buildings or structures and their associated systems. A permit is also not needed for finish work such as painting, papering, tiling, carpeting, cabinets and counters. Play structures, landscaping, concrete patios, and siding (unless in the Historic District) are also exempt from permits.
Although it is best practice for the contractor to obtain the permit, depending on the scope of work, homeowners may obtain their own building permits except for all mechanical, plumbing and electrical work which will require a State or County Licensed Contractor. It is important that the homeowner verifies that a permit has been acquired before work begins. All residential projects, which exceed $3,000, require a properly licensed contractor. Projects between $3,000 and $25,000 require a State Licensed Home Improvement Contractor. Projects in excess of $25,000 require a State Licensed General Contractor.
Permits may be acquired in person by visiting the Building and Codes Division located on the East side of Town Hall at 500 Poplar View Parkway. Their office hours are Monday through Friday from 7:00 am until 4:00 pm. Applications can also be dropped off at any time in the Development Department Dropbox that is in front of the Development Services Lobby. Some types of permits may be obtained online. Accepted payment methods include cash, check and credit cards. Visa, MasterCard, Discover, and American Express are accepted, but will be assessed a non-refundable 3.25% convenience fee.
