The Board of Mayor and Aldermen (BMA) deliberated at length over a proposed residential development May at the 23rd BMA meeting. This particular agenda item included a request for approval of the Hinton Preserve Planned Development and a request to rezone the property from Forest Agricultural Residential to Low Density Residential. 

The proposed development covers a total of 44 acres located on the west side of Fleming Road, south of Shelby Drive. The south side of the property line touches Hinton Park, one of the Town’s newest additions to the Collierville Park system.

The Board discussed many factors including consistency with the rural character of the surrounding area, and the impact to the existing infrastructure and environment including stormwater concerns. Ultimately, the Board wanted to ensure the proposed development followed the Town’s Land Use Plan.

The rezoning request included a combination of two different Low Density Residential zoning allowing 25,000 and 15,000 square foot lots. The Board had questions regarding the layout of the different lot sizes and asked the developer for his justification for the rezoning request and design. There were density concerns about traffic on Fleming Road from the additional residents living on the 89 proposed lots. The Board also discussed the overall design of the subdivision including inconsistent fencing options for the homeowners.

The Board unanimously decided to table the proposed motions regarding the development and work with the developer to allow time to amend the design and create a design that would better suit the Land Use Plan.

“As one of our elected officials, we all work hard to always look out for the best interest of our tax paying residents.  The decisions we make today will be the road map for how our community will look in the future,” said Alderman Maureen Fraser.

It’s common practice for the Board to discuss proposed developments at length to ensure the plan is right for the location, meets design standards, and is part of controlled growth to allow Collierville to grow economically without sacrificing the character and charm that makes the Town a desirable community.
